STOCKHOLM, Dec. 22, 2025Skanska has sold two fully leased office buildings in Ørestad City, Copenhagen, Denmark, for approximately DKK 1.0 billion, equivalent to around SEK 1.5 billion. The buyer is PensionDanmark. The transaction will be recorded by Skanska Commercial Development Nordic in the fourth quarter of 2025, with property transfer scheduled for January 2026.

The building located at Ørestads Boulevard 41 was constructed in 2018 as the headquarters for Sweco Denmark, spanning roughly 11,100 square meters. The building at Ørestads Boulevard 45, named “Nest 45,” was completed in 2022 and totals approximately 14,900 square meters, combining office and hotel functions. Its 8,500-square-meter office space is primarily leased to Norlys’ Copenhagen headquarters, while a 6,000-square-meter area houses an Ibis Styles hotel with 186 rooms, a bar, and a lobby. Both buildings share an underground parking facility.

Both properties hold DGNB Gold certification. They have been sought-after by commercial tenants due to their prime location, situated adjacent to Bella Center Metro and just a few hundred meters from regional train stations and the motorway linking Ørestad to the airport, the rest of Denmark, and the Øresund Bridge.
